Description of Application:
53 lot fee simple subdivision comprising 43 residential lots, 1
lot as reserve, 1 lot as a utility site, 1 lot balance land, and
7 lots to vest as road. It is also proposed to undertake earthworks,
construct new roading and reticulated services, and to construct
a new water reservoir.
The site is in the Outer Residential, Open Space B and Rural Areas
of the Wellington City District Plan. While no designation or special
character provisions apply, the site is subject to the special rule
provisions of Appendix 17 of the District Plan and the Owhariu -
Thorndon Track (significant to local iwi) is shown to pass through
a corner of the property - refer to District Plan Map 21. The proposal
requires consent for:
- Subdivision and associated earthworks as a non-complying activity
as the number of allotments exceed the standards and terms of
Rule 5.4.5 under Appendix 17
- Land use consent as a discretionary (unrestricted) activity
for earthworks and the construction of a reservoir in the Open
Space B Area which exceed the permitted conditions of Rule 17.1.6
and the standards and terms of Rule 23.2.2
- Land use consent as a discretionary (unrestricted) activity
under Rule 5.4.1 for the construction of a road on Huntleigh Park
Way.
